The problem: zoning is a mess, and builders pay the price
Zoning bylaws can run anywhere from 50 to 2,000 pages. They're layered over decades of amendments, interpreted differently by every municipality, and spread across 20,000 to 30,000 jurisdictions across North America. For a builder trying to qualify a lead quickly, that complexity is a serious obstacle.
The cost isn't just time, though that's significant. Avi estimates that builders spend anywhere from 4 to 20 hours per lead on pre-qualification research. Multiply that across a pipeline of prospects and the inefficiency becomes a real drag on growth. Worse, when critical details get missed during early research, such as a wetland buffer, a slope restriction, or a fire hazard overlay, the surprises show up later when trust has been built and budgets are already committed.
The FutureLot approach: AI with a human review layer
FutureLot's core promise is straightforward: type in an address, get a report. But what goes into that report is anything but simple.
The platform uses AI to read and interpret zoning bylaws and municipal codes at scale, then layers in a human review process to make sure the output is accurate and actionable. The result is an "early read" that gives builders the relevant rules for a specific lot without requiring them to wade through hundreds of pages of municipal documents.
That report includes setbacks, zoning constraints, hazard layers (wetlands, fire zones, sinkholes, slopes, and more), and a visual map of the site. Everything is specific to the address, not just the general zone.
Why this matters for the first call with a homeowner
One of the most compelling points Avi makes in the episode is about the builder's first conversation with a prospective client. When a builder walks into that call already knowing what can be built on the lot, what the key constraints are, and where the potential red flags are, the dynamic shifts completely.
Instead of making vague promises and coming back weeks later with bad news, builders can have an intelligent, credible conversation from the start. That builds trust faster, reduces costly surprises, and improves conversion rates across the pipeline.
The ADU opportunity
Much of the conversation centers on ADUs: backyard cottages, infill units, and what the housing industry calls "missing middle" development. Avi's path to founding FutureLot runs directly through the ADU space. His background spans the military, real estate, and business school, and his lightbulb moment came when he saw how much unmet demand existed for housing access solutions and how much friction stood in the way of getting ADUs built.
Permit timelines vary wildly, as short as 30 days in some jurisdictions and months in others. FutureLot can't speed up a permitting office, but it can make sure builders and homeowners go in prepared, with the right information, before a dollar is spent on surveys or drawings.
What's coming next
Avi also offered a preview of where FutureLot is headed. The platform is working toward market-wide filtering: the ability to identify ADU-eligible lots across entire geographies, not just analyze a single address. For builders looking to build a pipeline proactively rather than waiting for inbound leads, that capability could be a significant competitive advantage.
He also teased a state government project focused on ADU acceleration and pipeline insights, signaling that FutureLot's reach is expanding beyond individual builders into the policy and planning space.
